Sale or Rental Listings on Craigslist

Who has luck with craigslist for finding renters or buyers?  I have been posting rental and sale listings for a year or so.  I do tend to delete and repost often to keep my listings higher up on the list, and that is sort of a pain.  I am not sure it is worth it as if a search is made old posts will be found for a 45 day period.

seems to work well for me , within 5 minutes of a post I always seem to get a phone call or email. Have picked up 2 clients

Hi Mark - I have never had a direct call, but I put listings on there with a link to my site.  I am told that Google loves Craigslist and it helps with SEO.

Google does love Craigslist.  It takes some work to keep listings at the top though.  I do get more response when the listings are higher on the list.  Not to mention it's free.

I use it for all my rentals.

I put an ad on Craigslist for a listing I had.  Someone called and wanted to see it but their realtor was out of town so I showed it to them.  They wanted to make an offer... their agent had a friend who has mostly been retired for a few years handling things for her while she was out of town... my sellers accepted the offer and I was unable to get in touch with the other realtor for two weeks.  So basically, I did all the work and she got 3%.  That was a bummer but at least I sold the house...

I just put a few listings on Cragslist but haven't gotten any calls or feedback as yet.  Sure hope I do soon.

I have had a lot of response off of craigslist.  What I like about it is that every 45 days you get to update the listing, put in new pictures and re-post it and it goes back to the top.  I have made one sale off a craigslist posting so far.

I post EARLY with postlet format with link in the description to my website to view additional photos and other properties....the title/heading is IMPORTANT and putting in information in addition to the price and #BRs is important...Good pictures HELP.  I too get calls within a hour of putting up a listing.

We put all our rental listings on Craigslist and it works great.  This is not true in all areas of the country, but it is in California.

Placing your listings on Craigslist is pretty much expected, or should be, of good agents.  Our job is to get our clients listing exposed to the public and the MLS, realtor.com, and craigslist are some of the key players.  One of the respondents listed postlets and I have used that site for a couple of years now and I even print out fliers from those advertisements.  The listings goes to 9 or 10 other sites too.  I send my client a copy of most of the places the listing is appearing. 

Rentals are especially good to put on Craigslist, since people tend to look there sooner for a rental than a house, since renters are younger usually and more in tune with the newest technology trends.  -- Don

I've gotten a lot of business through craigslist.   Be watchful of all the scammers though.  There has been  duplications of my postings with changed contact info and a prospective tenant even spoke to someone other than me to view one of my properties, when she got there she called me because of my yard sign.

I've had the same issue as you with craigslist. I get a bunch of responses on the first day. But once it's pushed off page 1 of the rental listings, they only trickle in. (Although, those, I guess, would be the most interested potential tenants, since they have apparently had specific search terms that matched the listing.)

The reposting thing is a good idea. I've tried doing that after a few days, though, and Craigslist won't allow me. They said "this is too similar to an existing post" -- even if I delete the original post.  I guess I just need to change the language enough to trick CL?

Also, I was wondering if anyone has any strategy on what day of the week is the best to make a craigslist post.  Maybe Friday or Saturday as people look for things to look at over the weekend? Or maybe a random day like Tuesday when there are fewer other posts to push yours down (I'm not sure if that's neccessarily true, though.) Let me know your thoughts!

Try posting rentals in Tampa on craigslist! What a joke! You could post 50 listings right now and about an hour later your listings are over 5 pages deep!

Im a huge Craigslist user. I have nothing against it. It has brought a lot of tenants for us. It has it's up's and down's. I overall love the website and would never consider not using it. It's a great way of getting your listing out there.

Craigslist works well for me too. I usually do a Postlets then copy paste the hyperlink to craigslist. I advise to be ready for calls as soon as Craigslist shows your ad. The other day I posted before I had my shower and make up on. Ring...Ring. Then I had to scramble for a quick showing

I quickly found great tenants through Craigslist within a couple weeks. (It was my only method of advertising.) I never did figure out which day is best to post, or how to get CL to allow you to repost, though!
